Fixing stage catches the carpentry before paint fills and hides it. On the Oran Park handover behind these photographs the fixing stage items had survived to completion: balustrades unpainted with masking tape still attached, mirrors and glazing marked, a window frame damaged and external render still to be finished. Every one of those is a fixing stage item found three months too late. The photographs on this page were taken in Oran Park, about four kilometres north west and under the same council. Gledswood Hills has booked us for frame work rather than this stage, and captioning another suburb's photographs honestly seemed better than implying a local library we do not have.

Because paint fills gaps and covers damage, and once it has, arguing that a mark was there beforehand becomes your word against the builder's.
It is evidence rather than a defect. Tape still on a handrail at handover means the painter never returned to that element, which is worth knowing before you sign.
